In a courtyard beside the sea

Monkstown/€1.35m:  In HOK Residential is guiding €1

Monkstown/€1.35m:  In HOK Residential is guiding €1.35 million plus prior to auction on May 17th for The Breakers, an unusual courtyard-style house overlooking the sea in Monkstown, Co Dublin.

The four-bedroom single-storey house is tucked away at the end at Brighton Vale, whose elegant villa-style houses face the sea just down from the Seapoint Martello tower. The DART runs behind Brighton Vale, and Seapoint DART station is close by. A staircase over the railway line beside The Breakers connects to the main Monkstown Road.

The Breakers is hidden behind an electronically controlled gate that slides back to reveal a wide flagged courtyard surrounded on three sides by the house.

Inside, it's an extremely bright and appealing house with the long livingroom, main bedroom and its lavish marble-lined bathroom facing the sea. In fact their deep bay windows jut out over the rocks. These rooms have been fully panelled to insulate them from the elements.

Three further bedrooms lead off the central hallway of the house, and one of these has an en suite shower room. The hallway turns the corner into a second large livingroom that leads to the kitchen with its conservatory style diningroom.
