The fast growing town of Ashbourne in Co Meath, is set to grow rapidly over the next few years as Dublin commuters are offered a wide choice of new homes.
One of the sites targeted for a housing development at Race Hill on the edge of the town is to be sold by tender on July 12th through Finnegan Menton and local agent Grimes.
The 18.2 acre site which has been newly zoned for housing is expected to make between £4.5 million (5.71m) and £5 million (6.35 m). It is less than 500 metres from the main street and is close to the local national school. All main services are immediately available.
Under the rezoning introduced by the local authority, five acres are designated for high density development of 10 to 12 houses per acre while 12.5 acres are zoned for an incredibly low density of three or four houses per acre. About half an acre has been set aside as open space.
Nicholas Corson of Finnegan Menton said he expected a purchaser would opt for a mixed scheme of around 100 three, four and five bedroom homes.
Ashbourne's population is forecast to increase by 50 per cent to 12,000 within four years. A number of important developments are planned over the coming few years including the development of a new town centre with a mixture of shopping, leisure facilities, a hotel and cinemas.
Earlier this year Dunnes Stores paid over £4.5 million (5.71 million) for the former Dardis and Dunnes grain stores. These are to be demolished to make way for a new Dunnes Stores, easily the most significant scheme planned for the town.
