Lisney is suggesting a pre-auction guide of £480,000 (€609,470) for a four-bedroom bungalow in Cherrygarth, a quiet Mount Merrion cul-de-sac lined with flowering cherry trees and popular with families. Number 21 Cherrygarth, a 1,400 sq ft four-bedroom bungalow, which has a lot of potential, will be auctioned on April 26th. While it is in spotless order, the P V Doyle-built bungalow could do with some updating.
A glance at neighbouring houses will show the scope for improvement. Some have conservatories and kitchens stretching into the large back gardens and most have bedrooms and bathrooms in the roof space. The windowed 700 sq ft attic - the size of many two-bed apartments - is partly floored. One of the smaller bedrooms could be sacrificed for a staircase.
Since these bungalows rarely come on the market, it is difficult to assess the guide price. Number 19 sold in February 2000 for more than £350,000 (€444,410) and 53 Cherrygarth fetched £419,000 (€532,020) the previous March.
The interior of the house is exceptionally bright, due to its large 1960s-style picture windows. A long sitting/ diningroom spanning the width of the house has a stone fireplace.

The south-facing rear garden is large, well-proportioned and exceptionally private. It is planted with well-grown apple trees, and a variety of mature shrubs and perennials.
Mount Merrion is a very convenient spot, with UCD Belfield and several top primary and secondary schools within cycling distance.
