A second phase of 24 four-bedroom houses at Mount Andrew Dale, at Ballydowd, Lucan, in west Dublin, is going on sale next Saturday with prices from £150,000. Selling agent for the Maplewood Ltd development is Leahy Property Consultants, who report that the first phase was sold out quickly when it was launched last May. Many of the houses have garages attached - some of them adjoining at the centre, making the semi-detached houses virtually detached.

Mount Andrew Dale is located in the older part of Lucan known as St Mary's, directly opposite the Hermitage Golf Club. The site is bounded by a park on one side and by Lucan by-pass. The smallest of the houses on offer is a 1,340 sq ft four bedroom semi-detached home costing £150,000.

This has a two-storey bay window and half-brick front. Features include a large kitchen/breakfastroom with sliding glass doors to the rear garden and a diningroom with double doors to the sittingroom.

There are four bedrooms and a family bathroom on the first floor.

A second four-bedroom semi is of similar design with the addition of a utility room and attached garage, priced at £165,000. The kitchen has a more traditional layout, with the work area beside a large window and sliding doors from the diningroom to the garden. The garage can be converted to a third reception room at a cost of £3,000. An alternative layout with garages adjoining the next house is priced at £179,000.

The largest house, a detached four-bedroom unit with 1,690 sq ft, is priced at £215,000. All these houses overlook mature trees and parkland to the front.
