AN investor has paid about £660,000 for a four-storey over basement Georgian office building at 54 Fitzwilliam Square, Dublin 2. The 5,100-square-foot building is producing rental income of £68,000. The tenants are Napp Laboratories who pare paying £30,000 per year for the ground and first floors on a 35-year lease from 1992. It has an option to break the lease in the 15th year. Bavarian Reinsurance occupies two other floors on a short lease at a rent of £22,212 per annum.

McNally Handy, which handled the sale, is seeking about £800,000 for a slightly larger Georgian building at 15 Fitzwilliam Square, which is vacant. It has a two-bedroom apartment on the third floor and a commercial mews fronting on to Lad Lane.
