Dublin 8/950,000: Hamilton Osborne King will auction 40 Lombard Street West on May 18th with an advised minimum value (AMV) of €950,000.

Fashion photographer Barry McCall and his interior designer girlfriend are selling it to move to another house in the same area.

Built in 1870, there is 87sq m (941sq ft) of space and two bedrooms. Given their professions, it's little surprise that the couple have brought the house to a very high standard since it was bought in 1999.

Lombard Street West is off the upper end of Clanbrassil Street and number 40 is near the junction of both streets. It's unusual to find rear vehicle access in the area but this house has a garage that opens to St Kevin's Parade, which runs behind the house.

Inside, the vibe is New English-ish with plenty of tongue and groove panelling, light colours and painted floorboards. New owners might do well to keep this neutral backdrop. There's a pleasant, easy feeling to the house and plenty of design details. To the front is a fine livingroom with 12ft high ceiling, cast-iron fireplace and neat window seat. It's big enough to hold substantial furniture. Down a few steps are the sittingroom, kitchen and bathroom. The latter has an internal false window that is lit from behind to create a soft, daylight effect. There's also a working cast-iron fireplace, a claw foot bath and recessed fitted units. Storage is a strong point throughout the house, with cupboards at almost every turn. A store beneath the hall floor is reached by a trap door.

One passes through a cosy sittingroom with a raised fireplace and Travertine tiled floor before reaching the kitchen, where there are solid oak units and roof windows. It's a bright sociable area, made more so during warm weather when sliding doors open to create one smooth flow to the yard. The idea that an outdoor space should be an extra room is carried to full effect with the floor and walls clad in cedarwood, with an exposed brick wall and recessed lighting. A birch tree grows through the decking.

The bedrooms are at the top of the small flight of stairs from the hall. The larger of the two has another cast-iron working fireplace and both have good storage.
