Esat's Westmoreland Street building going for £1.1m-plus

Offers in excess of £1.1 million are being sought for a retail and office investment occupied by Esat Digifone at 15 Westmoreland Street, Dublin 2. The five-storey over basement building is currently producing a rental income of £60,000 per annum, according to Loughnane Valuation Services. It is located on the west side of the street which attracts most of the pedestrian traffic. Esat took an assignment of the lease within the past 12 months from the Stena Line. The 35year lease has another 24 years to run. Although the entire building is let to the company, it only occupies the ground floor which was recently refurbished.
