A NEW SCHEME of homes in Co Offaly has smart interiors and prices firmly pitched at first-time buyers.
Tyrrells Brook is a development of two, three and four-bed homes being created by Newlyn Homes.
Prices are attractive at the scheme. Entry level is €185,000 for two-bedroom townhouses. Three-bedroom houses start at €200,000 and four-bed houses cost from €260,000. Located just off the village square, the scheme adjoins Newberry, which was also developed by Newlyn.
Joint selling agents Leahy Estate Agents and Blong Hynes Auctioneers will be opening six showhouses on site this weekend.
When complete there will be around 150 houses in Tyrrells Brook and 40 of them will go on sale this weekend. Homes in the first phase are scheduled for completion from October 2008 to April 2009.
The houses are traditional in layout, have generous floor space and all have back gardens.
The two-bed homes measure 84sq m (900sq ft), three-beds are around 112sq m (1,200sq ft) and four-bed houses have 121-149sq m (1,300-1,600sq ft) of living space.
The finish at Tyrrells Brook is good.
Smart kitchens have either oak or walnut-effect units. Bathrooms have concealed cisterns and built-in vanity units.
Houses will be cabled for broadband and multi-room audio systems and home cinema surround sound in the livingrooms.
The lively market town of Edenderry has a population of around 6,000. It is 60kms from Dublin and Mullingar, while Maynooth, Tullamore, Newbridge and Naas are around 35kms away.
Other schemes by Newlyn include Cairnbrook Avenue in Carrickmines, Wyvern, Bray and Olave's in Kinsealy.
