Close to town, yet shielded by high convent walls, Chapelgate is a scheme of apartments and townhouses off the Lower Drumcondra Road in Dublin 9. The latest phase of 20 two and three-bedroom apartments is going on sale today with prices starting at £235,000 (€298,450).

A Shannon Homes development built on former convent grounds at St Alphonsus Road, sales are being handled by joint selling agents Hamilton Osborne King and Hooke & McDonald.

Around 60 apartments have been sold in various phases since the development was launched towards the end of last year. On completion, Chapelgate will comprise 155 apartments and three and four-bedroom townhouses. Most of the apartments have en suite bedrooms and a decked balcony or sun terrace as standard.

Close to DCU in Glasnevin and commercial centres like the IFSC, St Alphonsus road is largely a mature residential area with houses dating from the turn of the 20th century. The closed order has moved to a new convent on the remainder of its grounds, which is separated from Chapelgate by a high wall. The grounds of Chapelgate have been landscaped and are accessed via an electronic security gate.

A significant proportion of purchasers to date have scaled down from larger homes in the immediate area in favour of the convenience of apartment living.

The selling agents are hoping that the scheme's proximity to town and various colleges may attract investors, given the lower rate of stamp duty.

The two-bedroom 805 sq ft apartments start at £235,000 (€298,450) and the three-bedroom 1,000 sq ft apartments are from £285,000 (€361,950).

Car-parking is included in the price. Standard features include bathroom and en suites, tiled walls and floors and gas-fired central heating. The service charges range from £600-£650 (€762-€825) per annum for apartments.
