A five-bedroom house backing on to the Phoenix Park in Castleknock, Dublin 15, is for sale by private treaty through HOK Residential for £1 million (1.27 million) by private treaty sale. The owner bought the detached house - Golden Grove, Oak Park - five years ago and has since redecorated it in lavish style. She now plans to move to a large period house in Sandymount, Dublin 4, hence the sale.

The house is accessed via a short residential lane just outside the park gates. The lane, which is home to a handful of large detached houses, was developed in the past 20 years. Golden Grove was built in the early 1980s and is an extremely comfortable family home in walk-in condition.

The redbrick house is decorative, with Tudor flourishes such as the black beam detailing on the outside, exposed beams on the ceiling in one room and leaded windows. The large covered-in porch opens into a square hallway with a maple floor.

To the left is a small livingroom which opens via double doors into the large kitchen. It is a recent addition to the house and the extensive fitted units are country style and painted a rich cream colour with a grey/black granite worktop. There is a black Aga, and a large island unit is also topped with granite. A wide picture window overlooks the back garden. There is a separate large utility room.

Off the kitchen is a room currently used as a games room - it presently has a snooker table - but would equally work as a very large playroom. To the right off the hallway are two more reception rooms and a more formal livingroom which opens via double doors into a large dining room with a bow window.

Upstairs, two of the five bedrooms are en suite and most of the bedrooms have contemporary style fitted wardrobes. The main bedroom also has a dressing area. A particular feature of two of the bedrooms is that they open out on to their own decks which look out on to the back garden and beyond that to the Phoenix Park. The family bathroom has been decorated with the same flair as the rest of the house.

The back garden is wide and long and ideal for a growing family as it is walled and private. Part of the front garden has been landscaped and there is room for several cars.
