Two exceptional results when the auction season reopened yesterday suggest that there is still a strong demand for high quality houses in key Dublin locations. Lisney secured £2.7 million for a Georgian semi-detached house needing refurbishment at 1 Wellington Road, Ballsbridge, that had a reserve of £1.8 million.

Four bidders chased the property, which was eventually bought by property investor Peter White, who sold his own house on Raglan Road last year to the multi-millionaire businessman Denis O'Brien for an estimated £7 million. Meanwhile in Churchtown, Dublin 14, Douglas Newman Good achieved a particularly strong price of £1.23 million for a large family home backing on to Milltown Golf Club. Eight bidders competed in the fastmoving auction after bidding opened at £400,000 and the house was declared on the market at £850,000.

The agents had been quoting a pre-auction guide price of £650,000 to £700,000 for the house, which stands on two-thirds of an acre.

Back in Lisney's auction room, a strong price of £855,000 was achieved for 38 Hampton Park, St Helen's Wood in Booterstown, a modern detached five-bed.

DTZ Sherry FitzGerald achieved £2.03 million at auction for a 0.6-acre site with planning permission for 17 residential units at Terenure Road West in Dublin 6W. It was bought in trust by JacksonStops.

In Dublin 4, a three-bedroom Victorian terraced house at 96 Tritonville Road, Sandymount was withdrawn at £620,000 and sold later for a higher figure through Lisney.

Meanwhile at 21 Clyde Lane, Ballsbridge, a four-bedroom mews house was withdrawn at £800,000 and is under negotiation through Lisney. A three-bedroom mid-terrace house at 12 Mount Pleasant Terrace, Ranelagh, was withdrawn by Gunne Residential, which is quoting £280,000-plus. A four-bedroom mid-terrace house at 15 Windsor Terrace, Portobello, Dublin 8, was withdrawn at £385,000 and sold later for a higher figure through Sherry FitzGerald.

In Monkstown, a five-bedroom detached house at 41 Carrickbrennan Lawn was withdrawn at £410,000 and sold later for a higher figure through Lisney.

The same agent withdrew a three-bedroom bungalow in Dalkey, Kisheen, on Cunningham Drive, at £425,000 and sold it later for a higher figure.

In Co Meath, Sherry FitzGerald-Royal fetched £215,000 for a house at Haggard Street, Trim. The same agent withdrew a cottage on 0.4 acres on Trim Road, Athboy at £150,000. It is currently under negotiation.

In commercial sales, The Villager pub at 31/32 Main Street, Chapelizod, Dublin 20 was sold after auction for over £1.2 million through John Younge.

McGlynns public house at 131 Thomas Street, Dublin 8 was sold at auction for £830,000 through John Younge.

In Dublin 2, Denzilles public house at 26 Fenian Street was withdrawn and is under negotiation through Morrisseys.

Morrisseys withdrew a licensed premises at 70 Ballybough Road, Dublin 3 at £700,000.

The Village Inn at Newtownmountkennedy, Co Wicklow was withdrawn by Gabriel Dooley which is seeking £2.5 million.

Spain Courtney Doyle is seeking £500,000 for Heenans Pub at The Heath, Portlaoise following its withdrawal from auction.

Sherry FitzGerald-Davitt & Davitt secured £300,000 after auction for Dunnes public house in Street, Co Westmeath. It was withdrawn at £290,000.

In Co Longford, six acres with outline permission for 21 houses at Churchquarter, Granard, was withdrawn at £100,000 and is under negotiation through McDonagh-Casey.
