D14 house makes €10.5m

SalesResultsChurchtown House, a Georgian house on just under an acre of grounds at Weston Road, Churchtown, Dublin 14, has been sold for €10.5 million through HOK Residential.

The lavishly refurbished house, which dates from the 1780s, has six bedrooms, a home cinema and an indoor swimming pool - all protected by a sophisticated alarm system. Located close to Dundrum Town Centre, the property has separate access from Sweetmount Avenue.

The former Dutch embassy residence was originally a farmhouse standing on a large parcel of land. However, over the years the grounds have been sold-off for housing. The vendor himself has sold off eight housing sites since purchasing the property in 1999 for around £1.5 million.

Private treaty sales have continued to be steady in the wake of the Budget early in December, and a number of Dublin properties have been sold in recent weeks.

In Blackrock, Co Dublin, 70 Castledawson, a three-bedroom duplex, has sold for over €1 million through Lisney.

Number 2 Glencairn Glade, Leopardstown, Dublin 18, a four-bedroom semi-detached house, has been sold for a price believed to be over €900,000, also through Lisney.

Daphne L Kaye & Associates has sold a number of properties in south county Dublin. A five-bedroom detached house at 11 Sycamore Close, The Park, Cabinteely, has sold for over the asking price of €1.25 million. A five-bedroom detached house at 72 Foxrock Manor, Dublin 18, has been sold for over the asking price of €1.9 million.

Meanwhile, 6 Belarmine Park in Stepaside, a large detached house of 204sq m (2,200sq ft), has been sold for over €1.35 million, also by Daphne L Kaye & Associates.

In Dublin 8, HOK Residential has sold 13 Portobello Harbour, Portobello, a three-bed mid-terrace period house for a price thought to be in the region of €740,000. The same agent has sold 18 Rehoboth Place, off the SCR, Dublin 8, a three-bed mid-terrace redbrick period house, for €600,000. HOK Residential also sold 17 The Tenterfields, South Brown Street, Dublin 8, a two-bed modern mid-terrace house, for €415,000.

Meanwhile, 1 The Cobbles, Temple Bar, Dublin 2, a one-bedroom apartment, has been sold by the same agent for €363,000. Apartment 54, 33 Mountjoy Square, Dublin 1, a one-bed apartment, was sold for €310,000, also through HOK Residential.

In commercial results, a three-storey town centre retail premises with potential at 77 West Street, Drogheda, Co Louth has sold for €1.15 million through auctioneers Robt. B. Daly & Son.
