North Great Georges Street: An opportunity has come up to acquire a Georgian house requiring refurbishment on North Great Georges Street, the only remaining intact Georgian street north of the Liffey in Dublin 1.

Architects and anyone not phased by the restoration challenge could be interested in tackling number 36, which goes under the auction hammer with Lisney on October 8th.

The guide of €500,000 seems a bit on the low side, but a buyer will have to invest a considerable sum on the restoration project. Buyers should be aware that the house is a List 1 structure and carries a number of restrictions on alteration.

While the four-storey over basement house is in need of considerable work, rewiring has been done and the facade repointed about six years ago.

The property is currently sub-divided into nine units with Pre-63 usage. With its intricate coving, period fireplaces and high ceilings, the 548 sq m (5,898 sq ft) house could be returned to a spectacular private residence.

This has happened with several houses on North Great Georges Street. Joycean scholar, Senator David Norris, has lived on the road for some time and artists and fashion designers have taken up residence.

At number 36, three one-bedroom flats take up the entrance floor, with a period fireplace in the front apartment. Two further apartments are at first floor level, with a two-bedroom and a one-bedroom apartment on the second floor.

At the top of the house are two two-bedroom units. Divided into a number of sections and with its own below-steps entrance, the basement level is in need of extensive refurbishment. There is a small courtyard at the rear.
