An imposing bay-windowed period house at 74 Cowper Road, Rathmines, Dublin 6, has a guide price of £500,000 prior to being auctioned by deVere White & Smyth on October 19th.

The four-bedroom, three-storey redbrick house is located in the less expensive sector of Cowper Road, between Upper Rathmines Road and Palmerston Road. This is the first time Number 74 has been on the open market since it was built in 1926 and it is has been in the same family since the 1940s. Although it needs refurbishment, it has retained many of its period features, such as ceiling cornicing and fireplaces.

A tiled path leads up to granite steps and into a small porch. The entrance hall has a decorative ceiling. Off the hall is a diningroom with a marble-effect fireplace and a tiled cast-iron inset. Folding doors lead into a family room, with another fireplace, and outside is a small, greenhouse-style conservatory.

Beyond the main hall is a spacious breakfastroom with a fireplace and fitted gas heater. Off this room lies a small kitchen, which new owners would almost certainly wish to revamp. Up the main staircase is a small landing with a single bedroom off it, as well as the family bathroom and a separate lavatory.

Up another flight of stairs is a second landing. A front room has been used as a reception room. It has a distinctive bay window and a fireplace but it could also be used as a bedroom. It has a small study off it.

To the rear is a double bedroom with sash windows. Two smaller bedrooms are on the next floor. Each of these rooms has a sloping ceiling and off one is a small box room, which would readily convert as an en suite. Outside is a well-planted, railed garden to the front of the house. The garden to the rear is covered with concrete but it is has a southerly aspect. There is a double garage big enough to serve as a workshop or studio.
