Co Roscommon: from €299,000An 18th century castle converted into a golf, hotel and spa resort launches today at the Four Seasons Hotel, Ballsbridge. Kilronan Castle is on the edge of Lough Arrow in Ballyfarnham, Co Roscommon. Section 23 tax relief is included.

Joint agents Savills Hamilton Osborne King and Property Team Smith, Kelly Scott are taking bookings for 60 three and four-bedroom houses priced from €299,000 to €349,950.

Sizes range from 106-121sq m (1,141-1,300sq ft).

Plans for the castle estate include gardens designed by Diarmuid Gavin, a Nick Faldo-designed nine-hole golf course, 81-bedroom hotel, wedding chapel, conference centre and spa.

Residents of Kilronan Castle will be able to play the 18-hole course at nearby Lough Rynn, another project by the Hanly Group.

The residential element will comprise 60 courtyard townhouses with a sittingroom, well-equipped kitchen, downstairs toilet, bedrooms, one en suite, and family bathroom.

Section 23-type relief allows construction costs to be set against all rental income in the Irish Republic.Owner-occupiers can offset the cost against all income, including PAYE, over a 10-year period.

Previous schemes by Hanly include Lough Rynn, Co Leitrim; Rocky Valley in Kilmacanogue; Milners Square in Santry and The Belfry in City West.

Completions are on schedule for March this year.
