Bird's-eye view a key selling point

It’s amazing the impact that images from aerial drones are making on property marketing. Previously the preserve of very high-end luxury estates, these images captured by remoted-controlled aircraft are increasingly being employed for less highly-priced properties, often with the specific goal of highlighting advantages that may not be apparent at first sight.

Take the example this week of Heronford, 5 Brennanstown Vale, a big 1990s redbrick just off Brennanstown Road in Dublin 18.

While the accommodation extends to 265sq m (2,850sq ft), the Lisney agent wasn’t filling our inbox with images of the interiors. Instead, it was all about the exterior.

Number 5 sits on just under an acre of rolling mature gardens making it one of the biggest sites in this Carrickmines locale where huge bespoke houses are the order of the day.

The house, which will be auctioned on June 18th with an AMV of €1.85 million comes with existing planning permission for what we’re told is a “stunning” 5,000 sq ft house on the grounds.

Selling agent Stephen Day anticipates it will go for far higher on the day based on the sale in late 2013 of another Brennanstown Vale house Jamilah – albeit in better condition – but on a smaller site and backing on to the N11 for €1.89 million. He would say that wouldn’t he? Then again, the aerial shot speaks volumes about the size of the site.
