An 18ft high ceiling with rooflights definitely helps when it comes to making a space light, bright and airy but the off-white walls and pale woods used in the sitting room of 23 Percy Lane enhance the feeling.

The city mews was built from scratch by the owner and designed by architect Gerard Irvine (01)283 0909 to make the most of the limited space. The mezzanine office that looks out over the garden provides an extra, quirky but very functional little room.

Several elements including the Liscannor stone fireplace and wrought iron spiral staircase from Spireco (01 8395956) inject character. A similar staircase would cost €3,500.

The grey three-seater sofa came from Haus (01-670 6677). The neat white sofa bed was bought in Minima (01 662 7894) is out of stock but they have a similar Gary sofa from Flexform for €5,280. The console table also came from Minima and they stock a similar one for €2,550.
