Fairview/from €340,000: Apartments and duplexes - 23 in all - go on sale today from plans at Fairview Close, an apartment complex tucked off Richmond Avenue in Dublin 3, with pedestrian access to Fairview Strand.

Plans are on view today at the Lower Leeson Street offices of selling agents Brian Dwyer & Partners. This Ellen Construction development sold out shortly after the doors opened for business in an off-plans launch last February. Around 200 units are envisaged for the site when completed.

The new release features own-door apartments and duplexes and regular two-bed apartments, all larger than before. The specification is good, with flooring, kitchen appliances and underground parking included in the list price.

Prices range from €340,000 to €370,000 for one-bedroom apartments of 51-54sq m (550-578sq ft). Very large own-door one-bed apartments of 57-59sq m (611-638sq ft) range from €385,000 to €395,000. These units open to a small garden.

Above the own-door apartments are duplex apartments with private entrances, two terrace/balconies and two bedrooms plus study. The price varies according to size, from €585,000 to €595,000 for 92-94sq m (985-1,010sq ft) of living space. Owners will have the option to sacrifice the study to create a larger kitchen.

One two-bedroom two-bath penthouse, with 88sq m (945sq ft) and a huge terrace, is priced at €595,000. Sittingroom and hall flooring will be semi-solid wood, with floor and wall tiling in kitchens and bathrooms and wood veneer on bedroom floors.

Kitchen units will be high gloss, with a full range of appliances as standard. Wardrobes will also be provided. Most balconies will comfortably fit a table and chairs, say the selling agents.

Other standard features will include professionally landscaped grounds, gas central heating and expensive Villeroy & Boch bathroomware from their Solaya range.

Bathrooms will also come with recessed lighting, wall-mounted mirror and shower screen. Each apartment and duplex will be equipped with ready access to entertainment and communications services, with packages by digital services provider Magnet Entertainment on offer.

Outside, underground car parking is provided free to residnets. Communal grounds will be planted with shrubberies and flower beds, interspersed with paving.

Annual management charges are €759 for own-door apartments, €864 for regular apartments in a block and €1,300 for duplexes. This phase will be ready for completion in January or February 2008. Around 80 per cent of buyers in phase one were owner-occupiers, with a few investors attracted by the strong rental potential.
