Price cuts of over 40 per cent on some homes in Adamstown in west Dublin make it the capital's most affordable address, says JACK FAGAN

A NEW price level of €145,000 for one-bedroom apartments will be set this weekend when Castlethorn launches what it calls a “sale” of new homes at Castlegate, Adamstown in west Dublin.

The one-bedroom unit, with a floor area of 50sq m (538sq ft), will undoubtedly appeal to many price conscious first-time buyers. The recent drop in mortgage rates (AIB is offering a two-year rate of 2.8 per cent) and the promise of further reductions is also likely to encourage young single people to buy rather than rent.

Buyers choosing Adamstown are able to commute into the city centre from a new railway station on the site.

Castlethorn has also trimmed the cost of two-bedroom apartments at Castlegate back to €195,000. These units have a floor area of 87sq m (936sq ft) and two balconies.

Also keenly priced are the two-bedroom duplex homes with 92sq m (990sq ft) which are priced from €225,000. These units have a separate livingroom to the front and a dining cum kitchen to the rear opening out onto a private patio area. Upstairs there are two large bedrooms, one en suite.

Castlegate has a good selection of three-bedroom duplex homes ready to move into. Those on the ground floor are priced from €260,000 while units on the upper floors will cost from €245,000. Castlethorn is also catering for families in the latest launch with three and four-bedroom homes which will have broad appeal. The three-bed units measure from 108–124sq m (1,162–1,334sq ft) and are priced from €285,000. The four-bed homes come in two styles and cost from €345,000. These are particularly spacious with floor areas from 134–143sq m (1,440-1,540sq ft). As a further incentive to buyers, Castlethorn is offering to pay mortgage protection policies for three years and management fees for 12 months. It is also providing free broadband for a year.

Shane Daly of Castlethorn Developments is handling sales when show units open on Saturday and Sunday from 2pm to 5pm.

PRICES HAVE been cut by more than 40 per cent at The Paddocks in Adamstown, a separate scheme by Maplewood Developments on the northern edge of Adamstown close to Lucan shopping centre and the new N4 interchange.

Here, two-bedroom apartments are being offered at €185,000 and three-bedroom semis are available at €290,000, making them among the most affordable in the city. Douglas Newman Good is handling sales.

Under the Adamstown masterplan, The Paddocks is characterised as a low density development area consisting of 700 units. Over 250 of these are already occupied.

What is unusual about the development is the very wide range of home types available, ranging from two-bedroom apartments up to five-bedroom houses. Generous in size, the two-beds have around 82sq m (883sq ft) while the largest homes have just over 153sq m (1,642sq ft) and cost €550,000. In between are a number of different three and four-bedroom homes, including two, three and four-bedroom houses that are either terraced or semi-detached.
