Delgany: from €1.1mIt seems like only yesterday that the road from Killincarraig crossroads to Delgany village was a devilishly winding nightmare with mercifully little distraction on either side to take your eyes off the road. Today, on a road widened and upgraded, at least for the first few hundred yards, developments abound.

The latest is Wendon Brook, a small tasteful development of five Edwardian-style detached homes of circa 232 sq m (2,500 sq ft) which will be launched this weekend by Lennox Estates in Bray with a starting price of €1.1 million each.

The houses are built in a secluded site into the left a few hundred yards from the crossroads about a half-mile from Delgany village. A small river runs at the back of one of the homes.

They take their name from the quirky Wendon House, the rear of which provides the leafy site. Greystones lies about a mile to the east. Indeed, the rapid convergence of the triangle of Greystones, Delgany and Kilcoole is fast blurring the boundaries.

There is a good deal of infrastructure in place with schools, reasonable transport links, good shopping facilities and a wide range of sporting activities.

The Wendon Brook homes, with their distinctive box windows, are guarded to the west by a row of fine mature trees. Inside they are spacious and well finished on all three floors. Downstairs there are two fine reception rooms divided by an interconnecting door plus a TV/playroom with an elegant fireplace. The main reception room also has a nicely finished fireplace. The showhouse features a gas fire in the grate (it is a natural gas home) although buyers can choose to use a real fire instead.

The second reception room - the diningroom - leads into a spacious, well equipped, and well thought-out kitchen with a utility room off it. The integrated kitchen (hob, oven, fridge, microwave) comes as standard. Two large Velux windows shower great light from the south-east facing rear. Out the back a sandstone paved terrace runs the length of the rear of the house and the ample garden, overlooked by nearby houses on a height, is well stocked.

There are five bedrooms on the second floor - three good-sized, two with en suites, and two smaller bedrooms. There is also a main bathroom on the floor. Again the bedrooms have quality touches, not least the elaborate body shower in the principal bedroom. There are also controls in this bedroom for the house-wide sound system - hate to think of the rows that system will prompt when the darlings become teenagers. This is a "smart" house wired for all modern communications have to offer.

The third floor is a big gallery space carved out of the high roof, which could double as a den, large playroom/TV room or even a working area. There is easily accessed storage space here.

The overriding impression of Wendon Brook is of substantial homes built with attention to detail set in a secluded atmospheric site. They would want to be. Even in these inflated times, €1.1 million is not exactly peanuts.
