New detached houses are a scarce commodity these days in Dublin with developers generally building apartments and townhouses in accordance with the new density guidelines.

Given the rarity of larger family homes, it will be interesting to see how the last six houses in the final phase of Meadowfields in Sandyford sell.

Located on the original grounds of Meadowfield Lodge, there are only six five- and six-bedroomed detached houses left in the last phase of 27 which are being launched today by Hooke & MacDonald. Prices are from £395,000 (501,650).

Situated at the Kilgobbin Road end of Ballyogan Road, they are being built by Glenford construction, which recently completed an apartment development called Grenville in Rathgar Village.

It is perhaps a sign of the times that Glenford is opening a showhouse for the first time at Meadowfields. The remaining houses have a different layout to their predecessors.

Designed by architect Frank Elmes and Co, there are several house types with a choice of front elevations, all with bay window. Standard features include a large conservatory and solid garden walls front and back to complement landscaped gardens.

The six-bed houses have a floor area of 2,585 sq ft, while the five-beds are 2,040 sq ft.

Located between Leopardstown and Stepaside, Meadowfields is near a high concentration of leisure facilities at West Wood Tennis and Leisure Centre, Kilternan Leisure Centre and a number of tennis clubs including Stillorgan and Carrickmines.
