Agents Finnegan Menton expect to secure in excess of £5 million for a prime residential site of 3.7 acres at Ballinteer Avenue, Dundrum, Dublin 16, which goes to tender on September 3rd. The land is likely to attract widespread interest from house-builders because of the immense shortage of development opportunities in south Dublin and the superb location beside a public park, Marlay Park. Houses in the area have risen sharply in value in recent years.
With the planners now under pressure to allow higher housing densities, the new owners are likely to opt for a comprehensive apartment or housing scheme given that it has frontage on to both Ballinteer Avenue and the newly developed Green Route, which will link up with the Southern Cross motorway. The site is beside the Superquinn Shopping Centre.
