Apartments and houses priced to appeal to first-time buyers go on sale today at Carrig Court, Citywest, Saggart, Co Dublin. Although this phase is selling from plans, a show apartment is open for viewing across the road from the site at number 2, The Gardens, Carrigmore. Hooke & MacDonald is the selling agent.

Fifty units are for sale in this phase of Carrig Court, which is the latest project in this area by Devondale and contractor Brian M Durcan. Completions are not expected until early 2007 - a factor which might interest cash-strapped first-time buyers.

Prices start at €295,000 for own-door two-bedroom apartments of 69sq m (750sq ft). Three-bedroom duplexes overhead cost from €385,000 for 111sq m (1,195sq ft) of space. Two-bedroom townhouses of 76sq m (820sq ft) start at €360,000, while three-bed townhouses of 101sq m (1,090sq ft) are from €425,000.

Brick-faced with decorative soldier courses, large balconies and good landscaping, this new development will match neighbouring schemes by the Durcan team at Citywest. Three-bedroom duplexes have large terraces.

A total of 150 houses and apartments will be built at Carrig Court when completed. The 50 units currently for sale comprise 18 townhouses, 16 apartments and 16 duplexes.

Shaker-style kitchens, fireplaces, wardrobes, wall tiling in kitchens and bathrooms are included in the sale price. One car parking space will be provided at no extra cost. Annual management charges will be around €700 for two-bed apartments and duplexes. Townhouses will incur no charge.

Carrig Court is virtually adjacent to the new Citywest golf course and close to a range of schools, a new shopping centre and leisure facilities.

With two business parks close by, letting potential should be good. A Luas extension has been proposed, with a stop on the new Citywest Shopping centre which has secured Dunnes Stores as its anchor tenant.
