The owners of a fine redbrick Edwardian house – one of 29 surrounding a tree-lined square in a quiet corner of Monkstown, Co Dublin – bought their home 40 years ago, brought up three children there and now they’re empty-nesters. The 249sq m (2,680sq ft) six-bedroom home, number 10 Eaton Square, is for sale by private treaty through DNG for €1.1 million.

Eaton Square in Monkstown is a popular south county Dublin address within reach of the sea: its Victorian and Edwardian houses, mainly terraced or semi-detached, are a short walk from Seapoint Dart station, and even closer to busy Monkstown Road. Irish-language Scoil Lorcain is on the square (with Comhaltas Ceoltoirí Éireann’s national headquarters nearby on Belgrave Square).

Number 10 has been beautifully maintained by its owners, one of whom is an architect: its original period features – cornicing, fireplaces, sash windows – have been complemented by modern lighting and furnishings. The entrance hall opens into the large interconnecting reception rooms. These have a handsome and, according to the owners, very hard-wearing parquet floor. Unusually for this kind of period house, the kitchen has been neatly incorporated into the diningroom.

At the end of the hall there’s a separate and cosy livingroom/bedroom/shower room/kitchenette that was once a grandad flat. New owners might choose to convert this into a large eat-in kitchen opening on to the recently-landscaped back garden. This has raised planting areas, a sheltered sunny patio and a covered side passage leading from the front of the house. There’s access off Monkstown Road to a shed/garage at the bottom of the garden.

On the first floor return, a neat study – that could be a small bedroom – looks on to the back garden; there’s also a family bathroom, a separate toilet and a utility room here. There are three bedrooms on the first floor where the large main bedroom looks over the square towards the sea. What looks like a slide-robe conceals not just good wardrobe space, but an en suite as well.

The top floor, with dormer windows at the back, looks like an attic conversion but was an original part of the Edwardian house. There’s a large bright games room with a kitchenette, a shower room and a double bedroom here. The rooms both have deep Velux windows.

The green square at the centre of Eaton – with a large walnut tree in its corner – is jointly owned and maintained by all the residents and makes the neighbourhood very family friendly. The owners of number 10 describe a place where children play safely and summer parties and barbecues organised by the adults are held.
