£1.4m quoted for lease of Roches Stores outlet

Palmer McCormack is quoting a guideline price of £1.4 million for a retail investment at Nutgrove Shopping Centre, Rathfarnham, Dublin 14, which is for sale by private treaty. Roches Stores occupies the entire 11,500 sq ft of the first floor, which is rented £95,000 per annum. The 35-year lease has another 24 years to run with five-yearly upwards-only reviews. The rent was reviewed 12 months ago. The investment was one of three bought by Scottish Provident about four years ago. The others included the Frascati Centre, in Blackrock, and Roches Stores, in The Square, Tallaght.
