Neighbourhood Centres: Retail units, office space and a crèche are for sale in the Delgany/Greystones area. A stand-alone ATM site is also for sale or to let.
All of these units are in a large housing scheme called Eden Gate. Just off the Southern Access Route off the N11, the Cosgrave Developments scheme has 400 houses and apartments. Eden Gate is now complete and fully occupied but a further 70 houses are being built by Cosgraves on the site opposite, Eden Wood.
The new neighbourhood centre and crèche comprises a two-storey building with six ground floor retail units of 97.5-100sq m (1,050-1,076sq ft). At first floor level there are four office suites of about 128sq m (1,378sq ft) each.
The suites and the retail units are all for sale, with the suites costing €750,000 each (one is already sold).
The units would suit local solicitors, accountants and architects, says selling agent, Hooke & MacDonald Commercial.
The retail units are from €800,000 to €850,000. They would suit a convenience store, pharmacy, video store, cleaners and café/deli. They have an established catchment at their doorstep with almost 500 dwellings on site and the nearby neighbourhoods that make up the Greystones/Delgany area. Alongside the centre is a two-storey crèche with a large external play area. It has about 852sq m (9,171sq ft) over two levels.
Investors/occupiers can avail of 100 per cent capital allowances that are available in the first year or can be used over a number of years. The crèche is available for sale in shell condition and has an asking price of €3.25 million.
The Eden Gate centre also has a stand-alone ATM for sale or to let. The sale price is €150,000 and the agent is quoting a rent of €10,000 per annum.
