RedevelopmentSite:An interesting redevelopment opportunity will arise shortly at Church Road in Killiney, Co Dublin, when the owners of three detached houses offer them for sale on a combined site of two acres.

Cathal Kelly of Savills Hamilton Osborne King is quoting a guide price of over €14 million for the entire property which has 105 metres of frontage on to Church Road, close to the junction with Wyattville Road.

The selling agent says that the combined site is ideal for a high quality apartment development. A feasibility study by architects Duffy Mitchell O'Donoghue suggests that, subject to planning permission, the site could accommodate 89 apartments in five blocks. None of the three houses on the site is listed for preservation.

Kelly says there is a "distinct shortage" of development opportunities in the Killiney area where houses prices remain strong.

The property is located close to the Cherrywood/M50 interchange and the N11, and is also within 1km of Killiney Dart station. The site goes for sale by tender on February 22nd.

Meanwhile, Hyland Estates is assembling a development site on Church Road where it has already acquired two houses on separate sites.
