OFFICE MARKET:A FURTHER SIGN of the continuing strong demand for well located office buildings in Dublin city centre comes with the news that half of the newly completed block at the rear of the St Stephen's Green shopping centre in Dublin 2 has been let only weeks after being completed.

Three of the six floors in Marconi House at Digges Lane have been let to Today FM and already there is "strong interest in a fourth floor", according to letting agent HT Meagher O'Reilly.

Today FM is paying €430 per sq m (€40 per sq ft) for 1,420sq m (15,285sq ft) under a 25-year lease with a break option in year 10. The infill block has been developed by a Mullingar family on the site of the former Dance Centre where many pop groups launched their careers.

The site was originally the city gardens of the renowned parliamentarian Digges LaTouche.

Deirdre Hayes of the letting agent says that Marconi House is at the "cutting-edge of design and energy efficiency as conceived and supervised by architects Henry J Lyons & Partners".

The remaining 1,420sq m (15,285sq ft) of space on three floors is available at €485 per sq m (€45 per sq ft) and €3,500 per car-parking space.
