COUNTY DUBLIN VEC - represented by Jack Devlin of GVA Donal O'Buachalla - has leased the fourth floor of the Tuansgate office building beside The Square in Tallaght where it already occupies the first, second and third floors.

The top floor of the six-storey building is let to Tetra Pak, leaving only the ground floor of 613sq m (6,600sq ft) which is for rent through Jones Lang LaSalle who are quoting €247.57 per sq m (€30 per sq ft).

"The ground floor can be sub-divided in units of at least 300sq m and can be rented on a flexible long-term lease," said Simon McEvoy of Jones Lang LaSalle. "This is an excellent location, close to all amenities including The Square and the Luas, and a very distinctive building in the locale."

Tallaght is the location for the Irish headquarters of international companies such as Meridian, Nestle, Oki, UPS, and United Drug. Other companies in Tallaght include Paddy Power. The area is further enhanced by the Tallaght Cross development which is anchored by Marks & Spencer with 37,000sq m (398,268sq ft) of retail space and 2,500 managed car-parking spaces, as well as the two new hotels including the Glasshaus Hotel and Captain Americas and Starbucks.

Number 1, Tuansgate, Tallaght has 3,864sq m (41,592sq ft) in total and was designed by Henry J Lyons Architects. It has a striking, curved façade and an impressive corporate entrance and reception area with ample parking available in the adjoining shopping centre's car-park.

Internally, the specification includes suspended ceilings with CAT 2 light fittings, raised access floors and air conditioning.
