St Margaret’s Golf & County Club for sale with €1.95m price tag

18-hole, par 73 course in north county Dublin is located nine miles from city centre

St Margaret’s Golf & Country Club near Dublin Airport in north county Dublin is to be offered for sale as a going concern for about €1.95 million. The Savills valuation works out at about €11,000 per acre for the 178-acre championship course.

It is currently owned by an overseas investment trust and operates as a proprietary members’ club with a core group of members. The business produces a significant income from green fees and golf societies as well as food and beverage sales.

The 18-hole, par 73 course extends to 6,907 yards and was designed to a particularly high specification by renowned Irish golfer Tom Craddock and golf course architect Pat Ruddy.

The generous planting of trees and shrubs more than 20 years ago when the club was established has paid off and today St Margaret’s is an attractive, mature course.

Other facilities include a floodlit driving range, two putting greens, a practice bunker and a well-equipped three-storey clubhouse and greenkeeper’s building extending to 1,311sq m (14,122 sq ft).

The golf course is nine miles from the city centre and within 10 minutes’ drive of Dublin Airport, which serves 169 routes and handles almost 20 million passengers annually. The airport is likely to become an important source of golf tour business in the future.

Adjoining farmland
Denis O'Donoghue of Savills said St Margaret's was recognised as one of the best golf courses in the Dublin area and had already hosted three international tournaments. He expected the sale to generate interest among both domestic and international investors.

The owners are also due to sell an adjoining 48-acre parcel of farmland with two bungalows and a separate 2.2-acre farmyard. Pat O’Hagan of Savills will have responsibility for these sales.
