Secure site with its own water supply going for €5m in Clonshaugh

A substantial manufacturing plant on more than 24 acres (9.7 hectares) at Clonshaugh Business and Technology Park off the M1 and M50 motorways close to the Dublin port tunnel and Dublin airport are to be offered for sale at €4.95 million.

Joint agents William Harvey & Co and REA O'Donnell are also offering the facility for letting at an annual rent of €550,000 alternatively.

Diamond Innovations
The sale – one of the most significant in the industrial sector this year – follows the decision by Diamond Innovations to close its Dublin operation with a loss of 79 jobs and transfer its manufacturing operation of superabrasive materials to its plant in Worthington, Ohio.

Originally built for GE Superabrasives in a number of phases between 1980 and 1991, the manufacturing facility covers 18,441sq m (198,497sq ft). There are also a number of utility building on site extending to 933sq m (10,043sq ft).

William Harvey says the available acreage meant that there was great scope for expansion. He believed that the site was likely to attract data centres because of the very significant power supply on site. The production areas were fitted with a sprinkler system and there were numerous bridge cranes on site which could carry weights between 5 and 10 tonnes.

Waste connection
The agent said the facility was highly secure and had its own water supply together with a dedicated waste effluent connection.

Clonshaugh is a well-managed business park with a local labour force.

The park is linked in to the T50 fibre optic network, which has a world class telecommunictions infrastructure.
