DevelopmentLands: Jones Lang LaSalle is guiding €14 million for a site of 18.82 hectares (46.5 acres) beside the N11 at Newtownmountkennedy in Co Wicklow which is for sale by tender on June 28th.
The site is beside the exit for Newtownmountkennedy off the N11 and is 32kms (20 miles) from central Dublin and around 15 minutes drive from the N11/M11 junction with the M50 at Loughlinstown. It is also within 5.6kms (3.5 miles) of Delgany, close to the golf courses and leisure centres of Druid's Glen and Druid's Heath, and within sight of the Irish Sea.
"This is a prime development site well within the range of the city centre and with superb road access to Dublin city centre," says Max Reilly of Jones Lang LaSalle's capital markets team. "It previously had planning permission for housing and was part of a larger site on which 200 homes at the adjoining Garden Village have been constructed."
New planning permission was subsequently allowed for 287 houses which lapsed in 1991 and the site has remained un-zoned since then.
"It is one of the main land banks in the area and with its easy access to Dublin city, Bray, Greystones and other centres as well as the convenience of its location beside the existing village of Newtownmountkennedy, it is clearly a prime development opportunity," says Reilly.
