New units at Northwest Logistics Park available to rent at €10.90 per sq ft

Park Developments seeks occupiers for two buildings of 41,020sq ft and 119,233 sq ft

With completion of units 628 and 637 at Northwest Logistics Park in Ballycoolin, Dublin 15, now just three months away, joint agents Savills and CBRE are seeking occupiers for both properties on the basis of an annual rent of €10.90 per sq ft.

Developed by Michael Cotter's Park Developments, the units extend to 3,811sq m (41,020sq ft) and 11,077sq m (119,233sq ft) respectively, have large yards measuring from 35m to 45m in length, and a clear internal height of 15m which is significantly higher than current typical heights of approximately 12m.

The new units will be finished to the latest environmental and sustainable requirements with EV car-charging stations, PV panels, LED lighting and an energy-efficient building envelope reaching a BER of A3. There is potential, according to the joint agents, to alter the layout of the two units to suit the specific requirements of the prospective tenants as the floors and offices are not yet fitted out.

Park Developments commenced development of the first phase at Northwest in 1998. The company recently submitted planning applications for the construction of a further 100,000sq m (1,076,391sq ft) of logistics space at the scheme. Over 75 per cent of this accommodation has already been accounted for by leases or pre-lettings.

While the latest units – 628 and 637 – will be ready for occupation by the third quarter of this year, buildings on the remaining sites with planning permission can be provided to occupiers’ requirements for sale or lease. Buildings of up to 50,000sq m (538,195sq ft) can alternatively be provided on a design-and-build basis.

Prime location

Northwest Logistics Park has a prime location in Ballycoolin, Dublin 15. The scheme is situated within 200m of the N2/N3 link road which gives dual-carriageway access to the N2 (J3) & N3 (J2) routes and J5 and J6 on the M50 which in turn provides access to all the main routes from Dublin to Dublin Airport and the Dublin Port Tunnel.
