Lr Mount St block ripe for development on sale for €1.75m

Mixed-use buildings in bad condition could be replaced by office or residential infill

One of the last remaining redevelopment sites on Dublin's Lower Mount Street will inevitably attract considerable interest when it goes for sale from September 12th through Lisney.

Emma Coffee of the agency plans to seek offers of around €1.75 million for two interconnecting three-storey, over-basement, mixed-use buildings at 94/95 Lower Mount Street, both of which are in poor condition.

The site of 0.042 of a hectare (0.104 of an acre) offers developers a superb opportunity to replace the present buildings with either an office or a residential infill project subject to planning permission.

The current buildings are used as a cafe/ shop on the ground floor with two storeys of residential accommodation overhead. At the rear of the property is a garden/ yard accessed from Love Lane East and a mews building with three commercial lock-up units.
