TWO ADJOINING sites in Dundalk town centre bought during the boom by local developer McEnaney Construction are now for sale at knock-down prices after the company was put into receivership with debts of almost €75 million.

Nama has taken over the company’s debts to Irish Nationwide and along with Ulster Bank was instrumental in apppointing receiver Tom Kavanagh of Kavanagh Fennell.

Apart from the two Dundalk sites, the company also has the M1 Euro Park, a 93-acre industrial park on the Armagh Road in Dundalk where the top soil has been removed and replaced by a hard core. The first of the two Dundalk sites, known as Williamsons Timber Yard, extends to 1.61 hectares (4 acres) and adjoins the Marshes shopping centre where the anchors are Penneys and Dunnes Stores.

It is also close to Dundalk shopping centre owned by Tesco where An Bord Pleanála recently approved a plan for a 4,627sq m (49,800sq ft) supermarket.

Robert McNamara of Bannon is seeking €950,000 for the site which has town centre zoning and is likely to be considered for either offices, retail use or educational facilities.

The second site extends to 4.3 hectares (10.25 acres) and is available at €250,000.

It is between Dundalk Bus Station and Hill Street and will eventually benefit from the planned opening of a “Western Infrastructure Road” project along its boundary.

The zoning cites “employment/business” as the desired use but it could end up in eductional or sporting use.
