Killiney site for 43 homes for sale for €6.25m

Site near Killiney Shopping Centre to feature mix of apartments and houses

A ready-to-go site with permission for 43 homes near Killiney Shopping Centre is on the market at €6.25 million through agent CBRE.

The 0.8-hectare site (2.2 acres) – in a mature residential area – is accessed from Watson Road and is bounded to the rear by Church Road. Killiney Golf Club is nearby.

A five-year planning permission allows for 43 apartments and houses, and includes the renovation and extension of 19 Watson Road. Twenty-four one- and two-bed apartments range in size from 55sq m to 92sq m (592sq ft-990sq ft) and are located in two four-storey blocks. Nineteen houses, in a mix of three- hnd four-bed terraced units, are from 109sq m to 162sq m (1,173sq ft to 1,744sq ft).

Dart services

There is also to be a basement car park with 22 parking spaces and bike storage facilities.

The site is a short drive toDalkey and Dún Laoghaire. Dart services at Killiney and the Luas at Cherrywood are within easy reach by car, as is the N11 and M50.

Last November a nearby site – closer to the Graduate pub and roundabout – was bought by Michael Cotter's Park Developments for €9.5 million. The developer intends to seek planning permission for up to 150 apartments on the 1.5 hectares (3.75 acres).

Given the scarcity of apartments in the area, one-beds are likely to sell from €365,000, two-beds from €475,000 and three-beds from €550,000.
