€6.5m for Tallaght site

IDA Ireland and Partas is to sell a new development opportunity at Main Road in Tallaght, Dublin 24. The site of 0.59 of a hectare (1.45 acres) at the rear of the Bryan S Ryan premises is occupied by 2,000sq m (21,528sq ft) of offices.

CB Richard Ellis is quoting a guide price of €6.5 million for the property which will inevitably be redeveloped by new owners.

€6m for Fashion City unit

It is rare enough that fashion showrooms and warehousing facilities come on the market at Fashion City in the M50 Business Park at Ballymount, Dublin 12. For that reason alone, DTZ Sherry FitzGerald is confident of finding a buyer for Unit 12 which is available at €6 million. Alternatively, it can be leased on flexible lease terms at €161 per sq m (€15 per sq ft).

The 3,075sq m (33,100sq ft) building has a showroom to the front at ground floor level, a mezzanine and separate office space on the first floor.

€75 per sq m rent in D15

A large building with a variety of possible uses, ranging from logistics to a call centre, is available to let through Jones Lang LaSalle in the Orion Business Campus in Ballycoolin, Dublin 15. The area has become a busy manufacturing and distribution centre.

Building One on the campus with a floor area of 11,401sq m (122,719sq ft) was formerly occupied by Symantec and comes with 200 car-parking spaces. The agency is quoting a rent of €75 per sq m (€7 per sq ft) for the building which is laid out as 3,284sq m (35,349sq ft) of offices and 8,117sq m (87,371sq ft) of logistics space.

Orien Business Campus is 7kms south-west of Dublin Airport and 2.5kms north-east of Blanchardstown.

Legal firm for docklands

The legal firm of O'Donnell Sweeney Eversheds is to relocate to the Dublin docklands and not another legal practice as wrongly suggested in a Lisney office report published in last week's Commercial Property supplement.

€3.2 million for D2 shop

An excellent trading opportunity for a restaurant or fashion outlet has come on the market at the junction of South Great George's Street and Fade Street in Dublin 2.

Hairdresser David Marshall is vacating the high profile premises after many years and will consider either a sale of the long leasehold title or lease the ground floor and basement. Douglas Newman Good is quoting a rent of €150,000 or a selling price of €3.2 million for 186.5sq m (2,007sq ft) of space on the ground floor and basement. The shop itself extends to 95sq m (1,023sq ft).

The building is in a rapidly changing area where many new shops, restaurants and bars have opened in recent years. There is also lively night life in the area.

Swords call centre for rent

A fully fitted and equipped call centre in walk-in condition has become available at Swords Business Campus in north Dublin. Andrew Watt of Finnegan Menton is marketing the former Sitel centre which extends to 3,575sq m (38,500sq ft) and has a high-spec fit-out including raised access floors and air conditioning. There are 459 work spaces and a car-park with 120 spaces.

The current annual rent is €739,000 but Watt says "we are offering a flexible sub-lease".

The park is close to Dublin Airport, the M1 and M50, and the busy town of Swords.
