D8 letting at 258 per sq m

The internet gaming giant Gala Networks, which recently announced the creation of another 130 jobs in Dublin, has relocated to a new headquarters at The Chancery, Chancery Lane, Dublin 8. The company has taken a new lease on two floors – extending to 1,062sq m (11,431sq ft) – at a rent of €258 per sq m (€24 per sq ft). There are also six car-parking spaces costing €2,500 and €3,000 per annum.

The Chancery Building, owned by the FQP Partnership, is now fully let. Shane Duffy of BNP Paribas Real Estate advised Gala on the letting while HWBC and Jones Lang LaSalle represented the landlord. Gala established its European HQ in Dublin in 2006. Its expansion is attributed to the growth of the European online games market. There are plans to develop an office block of 1,400sq m (15,069sq ft) beside the Chancery in the coming months.

D12 start-up units near Luas

Estate agent Finnegan Menton is marketing six newly completed office/commercial units off the Longmile Road in Drimnagh, Dublin 12.

The units, which are for sale or to let, form part of the Lansdowne Gate Enterprise Centre developed by the Cosgrave Property Group. The scheme also includes 280 homes. The units are from 65 to 169sq m (700 to 1,819sq ft) and will have raised access floors, carpets, suspended ceilings with CAT 12 cabling, kitchen and toilet. Nicholas Corson of Finnegan Menton says the units are ideal for any new start-up businesses or for small to medium-sized companies. The location, beside the Bluebell Luas stop, is a strong selling point. There are 12 basement car-parking spaces reserved for the units and 12 shared visitor parking spaces. Selling prices are €162,000 for a unit of 65sq m (700sq ft) and €374,000 for a building of 169sq m (1,819sq ft). One of the ground floor units with 400sq m (4,306sq ft) has already been sold to Cocoon Childcare which operates a crèche from the site.

550,000 rent for warehouse

David O’Malley of Savills is quoting a rent of €550,000 for a hi-bay warehouse at the entrance to Stadium Business Park near the M50/M2/N3 interchange in west Dublin. The building has 7,271sq m (78,264sq ft), including 900sq m (9,688sq ft) of offices, and has an eaves height of 12 metres.
