Finglas site suitable for mixed-use project

LZ6 zoning for enterprise and employment has residential as “open for consideration”

A redevelopment site of 2.6 hectares (6.42 acres) at McKee Avenue in Finglas, Dublin 11, goes on the market today through selling agent JLL at a guide price of €3.5 million.

Most the site accommodates an industrial site extending to 15,421sq m (166,000sq ft) which could possibly be let on a short to medium term until a satisfactory planning permission is obtained.

The LZ6 zoning for enterprise and employment has residential as “open for consideration” and the fact that it is within close proximity to good- quality residential developments should greatly enhance it value.

JLL recalled that the Fingal/Charlestown area saw significant regeneration in the last development cycle and predicted that, with the economy and property market improving, Irish and international developers would take a positive view of the prospectus for a mixed-use development on the Finglas site.

Feasibility study

In a feasibility study, Reddy Architecture & Urbanism has suggested that the redevelopment site could be used for a mixed scheme of apartments, houses and office accommodation.

The blueprint envisages 90 houses and apartments and 9,648sq m (103,850sq ft) of offices.
