A prime development site overlooking the River Liffey, the IFSC and Custom House, with two separate planning permissions for either offices or apartments, is for sale by tender through joint agents Jones Lang LaSalle and Hooke & MacDonald.

The site, above, is at the corner of City Quay and Prince's Street, in the heart of an area that has seen considerable redevelopment in recent years and is scheduled for more. It is within a short distance of the city centre as well as being adjacent to Tara Street DART station and the LUAS and Busárus across the Liffey.

The site has planning permission for both office or residential use.

Both allow for the demolition of existing buildings and provide for either the development of a seven-storey building incorporating 17 apartments plus one retail unit or a six-storey office development of approximately 1,300 sq m (13,993 sq ft) which includes a residential penthouse. Tenders are due to be returned by noon on May 5th.
