DevelopmentLand:A ready-to-go site for a substantial mixed-use development near Blanchardstown Town Centre in west Dublin is to be sold at tender on May 24th.

Will Coonan of Coonan Real Estate Alliance is indicating an AMV of €17.5 million for the 2.43 hectares (six acres) in Clonee which has been granted planning permission for a high density scheme.

This scheme will include 196 apartments, five retail units of 1,333sq m (14,350sq ft), three floors of offices with 2,229sq m (24,000sq ft) and a restaurant with 301sq m (3,250sq ft).

The scheme, designed by Whelan Corcoran Smith, will have six blocks ranging in height from four to six storeys.

Clonee has proven to be a popular location for new housing schemes in recent years because of its proximity to several major centres of employment.

The site is located about 16kms from Dublin city, 2kms from Dunboyne and 3kms from the Blanchardstown Town Centre.

Clonee is also experiencing an uplift in demand for commercial buildings because of improved accessibility and the number of companies looking for out-of-town offices.

There are plans to rezone about 250 acres for industrial developments close to Clonee, north of the N3 Dublin-Navan road.
