€1.7m for office suites

Peter Flanagan of BNP Paribas Real Estate is guiding €1.7 million for three rented office suites at the Apex Business Centre at Blackthorn Road in Sandyford, Co Dublin. The units are currently producing annual rental income of €172,330.

The suites are occupied by Allied Pension Trustees, MRO Research Solutions and Intelligent Information Systems. The leases offer secure rental income from €30,000 to the combined figure of €172,330 with just under two years to 15 years to lease expiry. They are to be sold in one of more lots with the agent quoting guide prices from €300,000 for Unit D on the third floor to €1.7m for all three suites. This portfolio provide an initial yield of 9.7 per cent. The suites are located in the purpose-built business centre where the reception area is manned by a concierge.
