Having secured more than €20 million from the sale last year to the HSE of its former Dublin headquarter offices, Hertz has now acquired a new base for its Irish operations. The American-headquartered car-rental giant has signed a 10-year lease for the first floor of the newly developed Airside Green office block at Airside Business Park in Swords.
The company’s new office space extends to 1,797sq m (19,346sq ft), representing a substantial reduction on the 18,581sq m (200,000sq ft) it occupied formerly at Swords Business Park. Hertz made the decision to sell its original headquarters in response to its introduction of hybrid working in the wake of the Covid-19 pandemic and its reduced office footprint requirements. Hertz was advised on its move to Airside Green by Michael Healy of Knight Frank, while Paul Healy of Colliers represented the building’s owner, Ryanair, in the negotiations.
Airside Green comprises six floors of A-rated office space divided into separate wings around a central core. The building has been equipped with a range of facilities including lockers and 43 showers, along with 200 car-parking spaces (with 25 e-charging points), and 200 bicycle spaces.
Airside Business Park occupies a convenient location, sitting within a short distance of Dublin Airport, the M1 and M50 motorways, Dublin Port Tunnel and Dublin city centre. The development is home to a number of leading companies including Ryanair, AIB, Ingersol Rand, the HSE and Ricoh.

It also sits immediately adjacent to Airside Retail Park, which comprises a mix of lifestyle, retail, entertainment and leisure amenities. Retail occupiers include Costa, Chopped, Five Guys, TGI Fridays, Starbucks, Premier Inn and FLYEFit Gym.
Paul Finucane of Colliers said: “We would like to welcome Hertz to Airside Green as its first occupier. The building is now open for business, and requirements from 18,000sq ft will be considered with quoting rents starting from €32.50 per sq ft per annum (€350 per sq m).”
