Warm and welcoming in Foxrock for €1.95m

Four-bed detached house in quiet Dublin 18 development comes with fine garden

Just off leafy Brennanstown Road, Carrickmines Wood is a mixed development of apartments and large detached houses. It’s not quite a gated community, though there are a great many electric gates about the place. The planting is mature, and there’s a calm air of comfortable prosperity about the place.

Number 12 The Oaks, which is for sale for €1.95 million is no exception. At 330sq m (3,545sq ft), with large rooms, tall windows and high ceilings, it manages to feel both welcoming and a little bit grand. A wide hallway has a formal drawingroom with a lovely bay window to the right, while the diningroom, livingroom and kitchen are to the left.

Contemporary touches include a wall of glass bricks separating the kitchen, which is done in dark wood and pale sea green, and a glazed gallery overlooking the diningroom.

French windows along the garden side lead to a patio, and the lawns have a collection of oak trees that add a sudden touch of wonder to the view. Block paths meander about, while bamboos and tree ferns run down to a tall old stone wall at the end.

Suntrap

There is a suntrap patio off the kitchen, and enough gravel parking at the front to comfortably accommodate a pair of busses, though one suspects that wouldn’t be the done thing in these parts.

A utility room off the kitchen leads to a gamesroom and from there on to a large garage. As this is almost in a separate wing, there’s the possibility of conversion to something more self-contained, such as accommodation for an au pair or a “granny flat”.

Upstairs, the principal bedroom is dual-aspect and has a walk-in wardrobe and en suite bathroom. All the bedrooms are doubles, with two further ones being en suite; the third has its own door to the family bathroom. There is also a study space at landing level. The house is close to schools, Foxrock village, Leopardstown Racecourse and the Luas stop, and on a sunny day it seems number 12 couldn’t be better located.
