Glenbrook, a Georgian house and mews on two acres in Enniskerry, Co Wicklow, is expected to make over €4 million when it is auctioned on October 19th by Colliers Jackson-Stops.

Within sight of the village's main square, the property is hidden by screen of mature trees in a secluded location.

The grounds of Glenbrook are zoned for residential development, so developers will almost certainly be competing with wealthy individuals for the house, owned by a well-known Dublin solicitor.

The L-shaped house is at the front of its estate with the gardens flowing away behind. With six reception rooms and four bedrooms, three of them with good-sized bathrooms, this is a manageable family home, which retains many period features including an intricately carved oak staircase.

A modern glazed extension comprising kitchen, breakfast and family room overlooks a walled Victorian courtyard; a mews coach-house has its own entrance.

The layout of the gardens in different areas would lend itself well to the development of a small number of exceptional residences.

Potential development here is included in the Enniskerry local development plan.

The drawingroom, decorated in neutral shades, has a fine fireplace with a marble Victorian mantelpiece; French doors give access to the garden. The double, very large diningroom is painted a dramatic crimson.

A passage leads down the L to a sittingroom, decorated in deep green with raised granite hearth, and onto a wonderful modern extension flooded with light, incorporating kitchen, family room and sunroom floored in Amtico with underfloor heating.

The kitchen units are washed pine with solid wood worktops; it has an oil fired Stanley cooker with gas hob and top of the range equipment.

There is a breakfast counter and separate dining area.

The sunroom features lots of easy seating and a glazed roof which looks up and out onto soaring greenery overhead. French doors open onto a large walled and gravelled courtyard. There is an adjoining utility room. There is also a study, small office, shower room, wine and store rooms on this floor. Up the striking staircase are four large bedrooms, two en suite.

A two-storey mews built in the same style as the main house was converted in the 1990s. Set in a picturesque courtyard, its accommodation comprises livingroom, kitchen, two bedrooms and a bathroom.

A tree-fringed drive from the front gate curves round to an ample gravelled space by the main hall door with gardens spread out panoramically.

There are separate lawn areas bounded by maturetrees offering areas of quiet beauty, the sound and sight of a fast-flowing stream, a vegetable garden and an old tennis court.
