Tudor Homes is launching a preview today of Brennanstown, its €350 million scheme off Old Bray Road in Cabinteely village, Dublin 18, where the apartments and houses on show display an unusual level of attention to detail.

The launch is expected to attract a high level of interest in the area. Sherry FitzGerald New Homes already has a waiting list of potential buyers and says that many of them are looking to trade down from bigger houses in neighbouring Foxrock and Carrickmines.

Tudor Homes has a 35-acre landholding of rolling parkland at Brennanstown, and is releasing the first 70 of 190 units in the first phase on a 10-acre portion of the site. An eight-acre linear park fronting the development will link up with Cabinteely Park.

There are a mix of unit types, including four-bedroom houses, two and three-bedroom duplex apartments and one and two-bedroom apartments ranging in price from €355,000 to over €695,000.

All of the units are uncompromisingly modern with chrome fittings, state-of-the-art kitchens, clean lines and stark white walls. All have balconies or terraces - and some have up to four decked balconies.

The four-bedroom houses cost from €695,000 and are 148 sq m (1,600 sq ft) over three levels with a private landscaped garden. Nothing was overlooked when trying to achieve a light modern feel. Chrome outdoor lamps at the front and rear of the house, interior brushed steel light switches, spot lighting and attractive solid internal doors are some of the features.

At ground level there is a small sittingroom to the front, an understairs storage area, a wheelchair accessible toilet and an impressive kitchen/diningroom to the rear.

The kitchen units are a welcome move away from the usual Shaker-style offering. There is a choice of four designs in shiny cream, silver, grey or burgundy, all with sturdy chrome handles. The appliances include a Whirlpool silver microwave.

There are glass shelves inside some of the fitted presses and the dark walnut counter top has a matching kickboard. Other nice touches include the saucepan drawer, and stand-alone pull-out storage unit, the silver splashback and the lights over the counter top. French doors open on to a deck which steps down to a gravel and lawn area.

Upstairs is a funky sittingroom with a minimalist chrome surround remote control gas fire slotted into the wall, standard in all units , a decked balcony and great views of the surrounding landscape.

The main bedroom has a wardrobe area, large en suite bathroom with two windows, quality wall tiling and sleek silver sink and bath fittings. On the upper floor the main bathroom has a double shower, and again a recessed cistern and under sink storage area. The third bedroom is a dual aspect double room and the fourth can be used as a single room or a study.

The scheme has a central landscaped green area around which many of the apartments are positioned. All of the units are of a similar finish to the four-bedroom house.

The three-bed duplex units have an outside storage area and range from 118 sq m-141 sq m (1,270 sq ft-1,500 sq ft) and cost €530,000-€595,000. These have a large sittingroom and a kitchen with a double American-style fridge, a utility room and a balcony. The third bedroom also has a balcony off it.

Two-bedroom own-door duplex apartments range from 73.5-84.5 sq m (790-910 sq ft) and cost €395,0000=€445,000).

Large 66 sq m (710 sq ft) one-bed apartments are from €355,000 and two-bed 76-92 sq m (810-990 sq ft) are priced from €370,000-€550,000

The two-bed penthouses are 87 sq m (930 sq ft) and are €580,000 and the three-bed penthouses are 115 sq m (1,240 sq ft ) and start at €640,000.

There are likely to be over 800 units in total when the entire site finished, subject to planning permission. The official launch for the scheme will be next spring. It will have a mix of underground and surface car-parking.
