One of my favourite roads is Ringsend Park, about 30 two-storey houses backing on to the park with nice big front gardens. St Brendan's cottages and St Patrick's Villas are lovely little cottages. Bigger houses on Ringsend Road, Bath Avenue Gardens and Derrynane Gardens and Malone also sell very well.

Aitkenhead Terrace in Stella Gardens overlooks the park and the river and houses don't come up often there. Also Strasbourg Terrace off Pembroke Street in Irishtown is an off-the-beaten-track oasis near the park entrance. Houses off the main road and in cul-de-sacs are more sought-after.

Two-storey houses off South Lotts Road, especially on Gordon Street, attract a lot of first-time buyers. Any of the apartments are good value, such as Waterside and Fitzwilliam Quay.

Alva Gunne, Gunne Residential

Houses closest to Sandymount or Dublin 2 are most popular, particularly Gordon Street and Penrose Street off South Lotts Road. The new developments, like Fitzwilliam Quay and Charlotte Quay apartments, have improved Ringsend a lot.

Anything off Ringsend and Irishtown Roads, like St Patrick's Villas, are a good buy. These are one-off houses and they have a lot of charm and period character. Bath Street, parallel to Pembroke Street, is lovely.

Iris Keating, Hamilton Osborne King

Try and get houses needing a bit of work on Penrose Street, South Dock Street or Gordon Street. There's a lot of scope, because once the DART station opens, this area will be more popular. This is a good spot for first-time buyers, the only part of Dublin 4 that's still affordable.
