You can still buy a fourbed semi for £270,000 on Glendoher Road, off Ballyboden Road - if you go a mile towards Rathgar, you'll pay £400,000 for the same type of property. You can also buy a three-bed semi for up to £180,000 on Moyville, a bit further out. You can slide into town from here in 45 minutes and most schools are within a mile radius.

Go for places such as Rathfarnham Park and Ballytore Road for three and four-bedroom houses in a nice variety of styles. Butterfield Avenue, Fairways and up on Whitechurch and Ballyboden Roads are other old-style areas which are popular locations.

Nothing is undervalued in Rathfarnham now. The entry level is probably the ex-local authority houses on Nutgrove Avenue. Hillside Drive is one of the most sought-after roads, particularly on the golf club side, where houses can sell for £1 million plus.

If you have around £200,000 to spend, Whitecliffe on Whitechurch Road is a development I think will come into its own. Willbrook and St Enda's are also good value. In old Rathfarnham, Crannagh Road and the Butterfields are very sought-after and have good gardens. For new Rathfarnham, try Scholarstown Road houses built in the last 20 years with proximity to the new motorway. The area is well served with schools and sports - one of the biggest school in Ireland is in Knocklyon.
