The agency expects bids over €1.7 million for Cherry Hill, a 171sq m (1,850sq ft) five-bedroom detached house on Belure Lane, off Church Road in Killiney, when it is auctioned on November 15th.

The house stands on almost an acre of west-facing garden and is secluded via tall trees on all sides giving the impression that the house is set in a small woodland.

Belure Lane slopes up the rear of Killiney Hill (at the top is the local park) and is lined by more tall trees. Built along the lane are a number of houses, mostly on large grounds.

Cherry Hill is near the top and has a curving cobblelock driveway that leads to a forecourt. Originally built in the 1970s, it was extended by an architect in the 1980s.

This addition to the house included a new hall with timber panelled ceiling and full-length windows, plus a fifth bedroom with en suite bathroom. The current owners use this room as a study.

The newer entrance opens into the original hall where a wood staircase rises to the first floor and doors open to the livingroom, diningroom and kitchen.

All three rooms have wonderful views of the garden. The dining and living areas open to a paved terrace at the side of the house, shaded by an old weeping willow. The kitchen has a breakfast area and utility room.
