A top-to-bottom renovation has turned this spacious Victorian house into a fine family-friendly home which comes with a 100 ft back garden

ONE POSITIVE legacy of the property boom in the number of period houses in traditional flat land areas of Dublin – most notably Rathmines – which were restored to single family use by young people with the necessary taste and funds.

There are still enormous houses with a bewildering number of bells beside the front door in Dublin 6 but there is also now a large number of beautifully restored family houses where it’s clear serious money was spent replacing sash windows, cleaning brickwork and meticulously restoring period details.

The couple who bought 3 Grosvenor Place eight years ago took on a particularly large – at 296sq m (3,186sq ft) – two-storey over garden level house which had been subdivided into five flats.

Their top-to-bottom renovation gave them a five-bedroom house with three fine reception rooms. They also have a 33-metre (109ft) back garden which is not overlooked, a rare enough find in Rathmines.

The house is for sale through Sherry FitzGerald for €2.4 million.

At hall level there are two interconnecting reception rooms. Downstairs the kitchen, with painted timber, country-style units and an Aga is at the front of the house and opens into a comfortable, informal sittingroom.

It’s a very welcoming, family-friendly area. There is also a utility room, storage area and guest toilet.

Upstairs there are five bedrooms, two with en suites.

Two of the bedrooms are very small, relative to the size of the house. The fifth bedroom is in the hall floor return which new owners might prefer to use as a home office, library or playroom. There’s also a good-sized family bathroom.

While the current owners had to do everything to make this a smart looking, comfortable family house, new owners won’t have to do a thing as even the paint colours and carpets are so in keeping with the house that there’s little need to change them.

At the front there is off-street parking for three cars.
